Used very rarely during real estate asset sales, Entity / Strategy Value Approach is utilized extensively in corporate investment banking industry, specifically in the area of mergers and acquisitions. JP Morgan and Jacob Schiff, the pioneers of investment banking, were at the source of this approach. Entity / Strategy was later refined by Andre Meyer and Felix Rohatyn of Lazard Freres, a preeminent advisor to the corporate M&A boom of 1960?s. Entity / Strategy Value Approach was the theory behind creations of US Steel, Standard Oil, and later of ITT, American Express and Citigroup.

The approach is centered around a very profound concept that a specific asset, being a corporation, a refinery or real estate, is valued more by some investors than by others. Decisions, made in many cases by investors, are not driven by sales comparables, replacement costs or current market conditions. Investment criteria often transcends deeper and further than these factors. Entity / Strategy Value Approach identifies asset acquirer's who ask additional questions:

Will this asset improve our portfolio quality? Will it set a new precedent for our growth? Will it communicate a new and dramatic approach to our investors and creditors? Will it, in the future, be considered an exceptional asset and add to the overall value of holdings and its credit quality? Positive answers will generate the highest valuations and highest sale prices for our clients.
